First-time Buying Alone or with Family
Shannon has become an expert in helping first-time buyers. A popular trend in the buyer's market has been for families to chip in and make a mutual investment with their children. This can be a more complicated process: Mortgage lenders require more paperwork, there are cosigns, extra approvals, and all of this must be relayed to the seller. Shannon is able to assuage all concerns and help pre-empt the challenges to come making sure that as much as possible you are in the know and prepared for the process. Also, she will help you find the best investment possible for the family and a place that the first-time buyer will love for their first home. For these situations and when you are ready to buy on your own there is so much excitement and fun involved in the looking process to find you that first place of your own. Shannon loves to share in this experience and you can be assured that no question will go unanswered and she will be there with you every step of the way even after you close as questions arise about your new home.
Technology and Marketing Savvy
Shannon's most valuable quality is her attention to detail and thoroughness. When she lists your home she doesn't pull just one CMA and call it a day, she checks between 5-6 resources available to her to be sure that she is positioning your home in this market so that it will sell! She believes in 'power pricing' a system of pricing that determines whether the market is appreicating or depreciating, a valuable asset in a Realtor, and where your neighborhood is trending. Predicting where the market is headed is what helps determine an effective pricing and marketing strategy. She will consult with you on these topics and together you will move forward with an agressive marketing campaign specific to your home. Not only is she well versed in online marketing and positioning your home on all the most "clicked" websites but she is a leading realtor in video. Video is gradually growing and taking real estate to new levels of marketing. In October of 2010 alone, 1,903,240,000 videos were seen on youtube. With this many people viewing it is an open market for placing your home and Shannon is able to capitalize on this option. She will film a video, not just a basic panoramic scan with music, but a video of her showing your property to its fullest potential with just a hint of them wanting more so that they will come to see it for themselves! Her goal is to make the online viewer fall in love with your home at first "click." In addition, her thoroughness manifests in the information she provides the public on your home. One of the most common questions in a showing of a condo is "What are the association reserves?" Often a Realtor doesn't know and needs to check, or will rattle off the number for the buyer to write down but she provides this information with the brochure, as well as, the answers to many other frequently asked questions so that the buyer has every opportunity to feel positive about the potential purchase.
